In a City, I Would Buy the Neighbourhood Before the Apartment
City property in Italy can mean an apartment in a historic centre, a contemporary residence with services, a large family home or a penthouse with a terrace.
But in a city, you feel the wrong neighbourhood every single day.
The school run. The journey to the office. The metro. The supermarket. Parking. Evening noise. The place you walk to on Saturday morning.
That is why I would not begin the search with the number of square metres.
I would first define your life radius: where you work, where your children go to school, how often you travel to the airport, whether you need a car and which neighbourhoods you actually enjoy on foot rather than only in photographs.
In a city, a good address should not make your day more complicated. It should give you time back.

I live in Milan and know very well how quickly your opinion of an apartment changes once you stop looking only at the interior. In a city, I always think about the route of an ordinary day: the lift, leaving the building, parking, the journey to school or the office, the shop and the evening walk. These repeated details are what determine how comfortable the purchase will still feel a year later.
Milan, Rome, Florence or Another City?
Italian cities should not be compared only by prestige or beauty.
Milan is particularly interesting for buyers who value business, international mobility, contemporary residential projects, international schools and a wide choice of neighbourhoods offering very different lifestyles.
Rome offers a different scale, historic environment and a different way of moving between neighbourhoods.
Florence can be particularly attractive to a buyer who prioritises historic context and city-centre living, but access, ZTL restrictions, parking, floor level and the characteristics of the building itself become especially important.
Other cities may suit a particular lifestyle, profession or family logistics better.
So I would not ask “Which city is best?” but “In which city will my ordinary week be easiest?”
In Milan, the Neighbourhood Matters More Than the Word “Milan”

Brera, Magenta-Pagano, CityLife, Porta Nuova, Porta Venezia, San Siro and Porta Romana can suit completely different buyers.
For one person, historic architecture and walkability will matter most. For another, a garage, green space, an international school or easier access out of the city.
The city centre does not automatically mean a better lifestyle. The right neighbourhood is the one that works best for your day.
Historic Palazzo or Contemporary Residential Development?
This is one of the main choices in prestigious urban real estate.
A historic building can offer high ceilings, decorative details, large windows, an impressive entrance and an address that new construction simply cannot recreate.
But I would check the lift, stairs, roof and façade, planned condominium works, heating and cooling efficiency, parking and how easily large items can be delivered.
A contemporary residential development may offer a garage, concierge, security, energy efficiency, terraces, a gym or wellness facilities.
But these also come with condominium costs and rules governing shared services.
If a contemporary format is your priority, it is also worth considering new developments in Italy.
Historic character and contemporary convenience are two different forms of value. You need to decide which matters more to you.
Apartment Size Means Very Little Without the Right Layout
I would never compare two city apartments by square metres alone.
200 m² can include long corridors, a small kitchen and an impractical distribution of rooms.
160 m² can work considerably better for a family.
I would check the number of genuine bedrooms and bathrooms, laundry room, possibility of separating the guest area, connection between kitchen and living room, storage and how much of the floor area is actually used every day.

In a city, a good floor plan is often more valuable than additional square metres you barely use.
Penthouse: the Terrace Should Work, Not Just Sell the Apartment
It is very easy to evaluate a penthouse emotionally: top floor, views, a large terrace and sometimes a private swimming pool.
But I would evaluate the terrace just as practically as the rooms inside.
When does it get sun? How strong is the wind? Is there shade? What can the neighbours see? Can you genuinely have dinner outside? How well does the terrace connect with the kitchen and living room?

A luxury terrace is not simply outdoor square metres. It is space you genuinely use.
Lift, Floor Level and Natural Light Can Completely Change an Apartment
A beautiful historic palazzo does not guarantee contemporary functionality.
A third- or fourth-floor apartment without a lift may seem acceptable during one viewing. After dozens of arrivals with luggage, it may feel very different.
A lower floor can be convenient, but you need to check privacy, street noise and the amount of natural light.
A higher floor often offers more light and less noise, but only if the lift, access and building itself work properly.
I would evaluate the floor not as a symbol of prestige, but as an everyday function.
Open the Windows Before You Fall in Love with the Apartment
City property should not only be seen. It should be listened to.
Open the windows in the living room and bedrooms.
Traffic? Tram? Restaurant? School playground? Deliveries? Nightlife?
Then return at another time of day.
An apartment that seems quiet at 11:00 may feel completely different at 19:30 or late in the evening.
This is particularly important if the bedrooms face the street or there are restaurants or other commercial premises beneath the building.
BEFORE YOU BUY
Spend at least 30 minutes around the building without the agent. Walk around the block, go into a shop and check traffic, parking, noise and the atmosphere in the evening. In a city, the neighbourhood deserves as much attention as the apartment itself.
Parking and ZTL Restrictions Can Completely Change the Convenience of an Address
If you use a car, a prestigious historic centre can create additional logistics.
You need to check the garage or parking space, entrance width, actual dimensions, route to the building and local access restrictions.
But I would not automatically buy a garage.
In a neighbourhood where everything is close and the car is rarely used, it may matter less. In another area, the absence of proper parking may become a daily problem.
First decide how often you will genuinely use a car. Then decide how essential a garage really is.
For a Family, the School Can Determine the Neighbourhood Before the Apartment
If your children attend an international school or a particular local school, I would begin the property search with the route.
Not with the beautiful listing.
A 15-minute journey on Sunday can easily become much longer on a weekday morning.
So travel time should be tested when the family will actually be making the journey.

For a family, the right route to school can sometimes be more valuable than an extra room.
City Property Should Also Be Easy When You Are Not There
For an international owner, a well-managed city apartment often has a major advantage over a villa or country estate that requires more complex management.
But I would still check who receives deliveries, whether there is a concierge, how security works, who can open the apartment for a technician, how emergencies are handled and whether heating, air conditioning and the alarm can be controlled remotely.
If you live abroad, good building services can be part of the property's real value.
Not Every Prestigious City Apartment Appears Online
Privacy matters in city real estate too.
The owner of a large penthouse, apartment in a historic palazzo or property in a recognisable prestigious building may not want public advertising.
So if you are looking for a particular city, neighbourhood, building or very rare configuration, it is worth considering off-market properties in Italy.
The more precisely you define the city, neighbourhood, budget and three essential criteria, the more effectively it is possible to work with non-public opportunities as well.

In a city, I would not buy the most impressive apartment. I would buy the apartment that gives me time back every day.
