What type of property should you look for in Italy?
In Italy, you can look for very different types of property: an apartment in central Milan, a penthouse with a large terrace, a historic villa on Lake Como, a contemporary home by the sea, a new development, a country house or a residence that is not publicly advertised at all.
But I would not start the search with the type of property.
First, you should understand how you are actually going to use the home.
Are you planning to live in Italy permanently? Spend a few months here each year? Work in Milan? Spend the summer by the sea? Host children and friends? Rent the property out? Or perhaps privacy and easy access from the airport matter most to you?
The same beautiful villa can be perfect for one buyer and completely impractical for another.
That is why a good property search does not start with photographs.
It starts with your lifestyle.

City, lake, sea or countryside?
Location is not simply a beautiful backdrop for photographs.
It is something you cannot change after the purchase.
You can renovate the interiors. You can replace the kitchen. You may be able to build a swimming pool, if the property allows it.
But you cannot move the house closer to the town centre, remove a difficult access road or change the orientation of a hillside.
In Milan, the neighbourhood, distance from an international school, parking, transport connections and how practical the apartment is for everyday life can all be important.
On Lake Como, Lake Garda or Lake Maggiore, I would not look only at the view. Which side of the lake you are on, winter sunlight, car access, distance from services and the real convenience of the road can matter more than another ten degrees of panorama.
In Liguria, especially around Portofino and Santa Margherita Ligure, a wonderful view often means elevation. And elevation can mean steps, a narrow road or dependence on a car.
In Sardinia, distance from the sea is only one factor. In Porto Cervo and Porto Rotondo, wind, privacy, orientation, access to the beach and how much time you actually intend to spend there during the year can completely change the way you evaluate a property.
That is why every location requires its own criteria.
There is no universal checklist for the whole of Italy.
Do not confuse a beautiful property with the right property
This is one of the hardest things about buying real estate.
You arrive for a viewing, the doors onto the terrace open, the sea or lake appears in front of you — and the decision already feels almost made.
That is exactly when I advise becoming a little less romantic.
Look at how you arrived at the property.
Is it easy to get here with luggage? Where will you park the car? Will you really use this terrace at midday in July? Is there privacy from the neighbours? What is the noise like when you open the windows? How much sunlight do the main rooms receive? Does the layout work for your family?
With an apartment, do not look only at the number of square metres, but at how those square metres are actually used.
200 m² on a floor plan does not always mean 200 m² of comfortable living.
Long corridors, oversized entrance halls, poorly positioned bedrooms or one bathroom serving three guest bedrooms can make a large property less practical than a smaller but well-designed one.
DON'T MISS THIS
If a feature cannot be changed after purchase, give it more attention than the interior design. View, sunlight, noise, access, privacy and location are usually more important than furniture.
Villa, apartment or penthouse?
I do not believe that one type of property is automatically better than another.
A villa gives you greater independence, privacy and outdoor space, but it often requires more management: garden, swimming pool, technical systems, security or staff.
An apartment can be much easier for an international owner who spends only part of the year in Italy. But then the building itself, the lift, condominium charges, the condition of the common areas and future works become important.
A penthouse often appears to be the perfect compromise: city convenience combined with private outdoor space. But a large terrace automatically raises questions about orientation, wind, privacy, maintenance and the condition of the roof.
A new development, meanwhile, can be attractive to a buyer who values modern technology, energy efficiency and fewer works after purchase.
Do not choose the category that sounds more prestigious.
Choose the one that works best for your life.
Searching for property from abroad needs to be more selective
If you live in the United Kingdom, Switzerland, the United States, Ukraine, Germany or any other country, there is little point in flying to Italy to view twenty random homes.
It is better to come and see five that have already gone through serious preliminary screening.
Before organising viewings, you should define at least your budget, preferred location, number of bedrooms, need for outdoor space, parking, approximate property condition and how you intend to use the home.
Once these points are clear, many options can be eliminated before you even travel.
Photos, videos, floor plans, additional questions to the owner and a preliminary check of the practical characteristics of the property can help determine which homes genuinely deserve an in-person viewing.
When necessary, individual stages of the process can also be coordinated remotely, including with technical specialists, lawyers, the notary and other professionals involved in the transaction.
FOR INTERNATIONAL BUYERS
The further away you live from Italy, the more important the quality of the preliminary selection becomes. The goal is not to show you as many homes as possible. The goal is not to waste your time on properties that are not right for you.
Not every property in Italy is publicly marketed
Online property portals are very useful, but they do not show the entire market.
Some owners do not want their home, address, interiors or even the fact that the property is for sale to be made public.
These properties may be offered off-market to a limited number of potential buyers.
In some cases, before detailed information is disclosed, the buyer may be asked to demonstrate genuine interest, sign an NDA or provide Proof of Funds — depending on the level of confidentiality and the value of the property.
In addition, some opportunities may come through our cooperation with other agencies and professionals.
So if you cannot see exactly what you are looking for on our website, it does not necessarily mean that the right property is not available.

What to check before emotions take over
I love beautiful property just as much as my clients do.
But before making a serious decision, it is always worth moving from photographs to facts.
For one property, the critical issue may be the documentation. For another, the condition of the building. For a third, difficult access or future maintenance costs.
That is why the process may include document checks, coordination of technical due diligence, work with the notary, translators and other specialists.
On this page, I deliberately will not explain every legal and tax stage of buying property in Italy.
That is a large topic in itself.
The more important point here is this: do not make an offer simply because you have fallen in love with the house. First understand exactly what you are buying.
A good property search starts with a good brief
The most useful thing you can do before starting your search is to divide your requirements clearly into three categories.
What you absolutely must have.
What you would like to have.
And what you would be prepared to give up for the right property.
For example, if your absolute requirements are a sea view, a large garden, five bedrooms, walking distance from the centre and complete privacy, you need to understand immediately that in some locations these characteristics may conflict with one another.
The more precise the brief, the better the search.
Sometimes the best result is not the home that meets twenty requirements out of twenty.
It is the one where the compromises have been made exactly where they will have the least impact on your life.
