That is why we concentrate primarily on locations we know first-hand, where we can evaluate not only the property itself but also what living there will actually be like after the purchase.

Off-Market Property in Italy
Not every prestigious property in Italy is advertised online.
Some owners do not want photographs of their villa to appear on property portals or social media and prefer to disclose information only to relevant buyers.
For confidential properties, the exact address, floor plans or interior photographs may be disclosed progressively. In certain cases, the owner may request an NDA or Proof of Funds.
Off-market does not mean a “secret deal” or an automatically lower price. It is a controlled way of selling a property in which information is disclosed to qualified buyers according to the owner's requirements.

Similar price. Similar size. Both look exceptional in photographs.
Which one should you buy?
This is where the questions begin — the ones you will almost never find in a property listing:
- Which property gets more winter sun?
- How easy is the access with a large car?
- How long does it really take to reach the airport?
- Is the town active throughout the year?
- Can you walk to the sea, the lake or the town centre?
- Is the villa genuinely private?
- Where can you keep a boat?
- What does owning a second home in this particular location actually mean in practice?
Google Maps can help. But it cannot answer all these questions.
When you buy a home, you are not buying only walls and square metres. You are also buying the road you will drive on, the route to the airport, the winter sun on the terrace and the atmosphere of the town not only in August, but also in November.

When I show a property to an international buyer, I am interested in much more than the house itself. I want to understand how you are going to use it. Is it easy to arrive in the evening? Where will you park? How long does it take to reach the airport? Is there sunlight in winter? Does this location work just as well on an ordinary November day as it does in photographs taken in August? These details often determine whether a property is genuinely right for you.
That is why we prefer to work in markets we know first-hand.
