Lombardy Is Not One Real Estate Market

When an international buyer tells me, “I want to buy property in Lombardy”, my first question is not how many bedrooms they need.

I ask:

how do you want to live?

An apartment in central Milan, a villa by a lake, a house in Brianza and a historic property in a smaller town may all be in the same region, but they represent four completely different ways of living.

That is why Lombardy should not be treated as one large market governed by a single logic.

For one buyer, international schools, business and walkability will be the priorities.

For another, it will be a garden, a water view and peace.

A third buyer may want to stay close to Milan without actually living in the city.

And for someone else, the priority may simply be getting from the airport to the property quickly and using it easily as a second home.

I live in Milan and have been travelling regularly throughout Lombardy and the northern Italian lakes for more than twenty years. Over time, I have understood one simple thing: international buyers often begin with the best-known name and end up buying where life actually works better for them.

Milan or Life Outside the City?

For many buyers, this is the first choice to make.

Milan offers a concentration of business, restaurants, cultural life, international schools, transport and services.

But not everyone needs to live in the centre of a major city.

If you work partly from home, want a larger garden, more privacy or a quieter environment, looking outside the city centre may make more sense.

Brianza, for example, can be interesting for families and buyers who want more space without losing their connection to Milan.

Here, you are no longer evaluating the prestige of a specific central address. Different factors become important:

  • the commute to the city;
  • schools;
  • car dependency;
  • rail connections;
  • everyday services;
  • land size;
  • privacy.

It is a completely different search.

And that is why I would not start by choosing the type of house and only afterwards deciding where it should be.

First — lifestyle.

Then — the map.

Lombardy's Lakes Should Not Be Treated as One Category Either

For international buyers, Lake Como, Lake Garda and Lake Maggiore often appear on the same shortlist. But they are very different markets.

Como has powerful international recognition, historic villas, challenging topography and locations where orientation and car access can significantly affect the quality of a property.

Garda offers a different scale, rhythm of life and a broader choice of contemporary and resort-style residences.

Maggiore can be particularly interesting for buyers who value greenery, large historic villas and convenient access to Malpensa Airport.

I would not try to decide which lake is “better”. First, you need to understand how often you will use the property, where you will be travelling from and what you need nearby.

DON'T MISS THIS

Do not choose a lake based only on photographs or international popularity. For a second home, the real journey from the airport, winter sunlight, services and car access may matter more than the prestige of the name.

Lombardy Is More Than Milan and Its Three Best-Known Lakes

This is an important part of the search that is easy to overlook.

Not every buyer needs an apartment in central Milan or a villa on Lake Como.

In Brianza, you can look for larger homes, greener surroundings and greater privacy while remaining within Milan's sphere of influence.

The Varese area and the smaller lakes can appeal to buyers who want to combine nature with access to international transport connections.

Lake Iseo has a different character: it is less internationally recognised than Como, but for some owners that is precisely part of its appeal.

Cities such as Bergamo and Pavia open up another segment altogether: historic urban properties, residential homes and investment opportunities.

And in the north of the region, Lombardy changes again — into the mountains.

If your priority is a chalet, winter sports or life in the Alps, mountain property should be considered as a separate lifestyle scenario.

This is where a regional property search really starts to make sense.

Sometimes the right property is not in the location you knew before you began searching.

For an International Owner, Lombardy's Logistics Can Matter More Than the Size of the House

If you divide your life between several countries, I would evaluate a property slightly differently.

Not only:

How many square metres?

How many bedrooms?

What is the view like?

But also:

How will I get here?

How long does it take from the airport?

Is there a train?

How often will I need to use a car?

How easy is it to get home late in the evening?

For a permanent resident, an extra twenty minutes on the road may be acceptable. For an owner flying in for only a few days, those twenty minutes can determine how often the property is actually used.

FOR INTERNATIONAL BUYERS

The shorter your trips to Italy, the more I would value ease of arrival. A residence that is simple to reach is often used far more frequently than a more beautiful property with complicated logistics.

Historic Villa or Contemporary Residence?

In Lombardy, you can find both.

And they meet very different expectations.

A historic property can offer:

  • architecture;
  • land;
  • mature trees;
  • large rooms;
  • an atmosphere that cannot be recreated.

But this kind of property often requires more management.

The roof.

Facades.

Windows.

Technical systems.

The garden.

Staff.

A contemporary residence can be much easier: energy efficiency, a garage, a lift, modern layouts and less maintenance.

But a new home does not always have the character and privacy sought by buyers of prestigious historic property.

So I would not ask which one is “better”.

I would ask:

how much time and attention are you prepared to give your property?

A Second Home and a Permanent Residence Require Different Criteria

This is one of the most important distinctions.

For permanent living, priorities include:

  • schools;
  • shops;
  • healthcare;
  • work;
  • transport;
  • your daily routine.

For a second home:

  • ease of arrival;
  • security;
  • the ability to leave the property closed for periods of time;
  • management of the garden and swimming pool;
  • having someone who can check the property while you are away.

A large villa with a park can be wonderful for a family spending six months a year in Lombardy.

For an owner visiting for ten weekends a year, a high-quality apartment or residence may sometimes offer much more freedom.

Luxury does not always mean more square metres.

Sometimes it means fewer problems.

Not Every Interesting Property Is Publicly Marketed

This is particularly relevant for prestigious family homes, historic residences and owners who do not want broad public exposure.

Some opportunities may come through professional contacts, cooperation with other agencies or confidential off-market sales.

So if you already know:

  • your budget;
  • preferred area;
  • property type;
  • number of bedrooms;
  • whether you need a garden or terrace;
  • your maximum acceptable travel time to Milan or the airport,

it is worth sharing those criteria even if the right property is not currently visible among public listings.

A Good Purchase in Lombardy Starts with the Right Geography

I would not start with twenty different towns.

But I would not narrow the search to one famous address too early either.

First decide:

  • city or nature?
  • permanent home or second residence?
  • walkability or privacy?
  • is easy airport access essential?
  • are you prepared to manage a large villa?

After that, the map of Lombardy becomes much clearer.

And only then does it make sense to move from the region to a specific location.

This is far more effective than viewing dozens of beautiful homes and only afterwards trying to understand whether the location actually works for you.
