But part of your everyday experience begins before you even reach the apartment door.

The entrance. Lift. Concierge. Courtyard. Garage. Condition of the façade. Neighbours. Condominium rules. Future works.

That is why two apartments with the same floor area and equally beautiful interiors can be completely different purchases.

I would always evaluate an apartment on two levels: the apartment itself and the building in which it is located.

When I view an apartment for an international buyer, I try to follow the entire route of the future owner: from the street and garage to the entrance, lift, apartment and terrace. A beautiful interior can be changed. The floor, noise, natural light, quality of the building and everyday logistics are much harder to change.

Apartment Size Means Very Little Without a Good Layout

I would never compare two apartments only by their number of square metres.

180 m² can include a long corridor, a small kitchen and only two proper bedrooms.

140 m² can work much better for a family.

I would check the real number of bedrooms and bathrooms, guest WC, laundry room, storage, the connection between the kitchen and living room, whether the daytime and sleeping areas can be separated and whether there is suitable space for working from home.

And one more question: will this layout still work for you not only today, but in several years?

Buy functionality, not the number in the listing.

A Good Terrace Can Be More Valuable Than an Extra 20 m² Inside

A terrace can genuinely change the way you use an apartment.

But a large terrace does not automatically mean a good terrace.

When does it get sun? Is there shade? How strong is the wind? Can the neighbours see you? Is there enough space for a proper dining table? Is there direct access from the kitchen or living room?

I would also check the waterproofing and condominium rules concerning awnings, pergolas or other external elements.

The best terrace is not the largest one. It is the one you will actually use.

A Penthouse Is a Separate Search Scenario

A top-floor apartment with a large terrace, panoramic views or a private lift often needs to be evaluated using different criteria.

Wind, sunlight, privacy, terrace access, the condition of the roof, the lift and how well the outdoor space connects with everyday life become more important.

Not every prestigious apartment is a penthouse, and not every penthouse should be evaluated like an ordinary apartment.

Floor and Lift Are Everyday Functions

A third- or fourth-floor apartment in a beautiful historic palazzo can look extremely attractive.

Without a proper lift, however, it can become a problem after dozens of arrivals with luggage, groceries, children or elderly relatives.

On a lower floor, I would pay closer attention to privacy, noise, security and the amount of natural light.

On a higher floor, I would check lift reliability, access if the lift is being repaired, wind and overheating during summer.

I would buy the floor not as a symbol of prestige, but as part of your everyday route.

Open the Windows. Then Come Back in the Evening

A city apartment should not only be seen. It should be listened to.

Open the windows in the living room and bedrooms.

Traffic? Tram? Restaurant? Bar? School playground? Deliveries? Courtyard?

Then, if you genuinely like the apartment, return at another time.

A property that seems quiet at 10:30 may work completely differently at 20:00.

Noise is one of the characteristics that even an expensive renovation cannot always completely solve.

BEFORE YOU BUY

Do not decide that an apartment is quiet after one daytime viewing. Open the windows in the main rooms and return to the building in the evening. If there is a restaurant, bar or commercial unit beneath the apartment, check how it operates at the time when you would normally be at home.

Natural Light Should Be Evaluated in Every Room

A bright living room is not enough if the bedrooms remain dark for most of the day.

I would check the orientation of every main room, the distance from neighbouring buildings and how the light changes during the day.

What happens in winter? Do the bedrooms face a narrow internal courtyard? Does the building opposite block direct sunlight? Does the apartment have windows on one, two or three sides?

You can change the interior. You cannot change the orientation of the apartment or the building opposite.

Condominium Documents Can Change the Real Cost of an Apartment

Before buying, it is not enough to check only ownership, the floor plan and cadastral documentation.

I would also request the current condominium documentation.

Annual charges. Latest meeting minutes. Planned extraordinary works. Condominium regulations. The seller's payment status.

It is particularly important to understand whether works are planned for the façade, roof, lift, garage or other common parts of the building.

A new designer kitchen does not compensate for a major extraordinary bill that you discover only after making an offer.

Ask about planned extraordinary works before you become emotionally attached to the apartment. Façade, roof, lift or other major works can significantly change the real purchase budget.

Condominium Costs Should Be Compared with What You Receive

High annual costs are not automatically bad.

Low costs are not automatically good.

You need to understand exactly what is included: concierge, heating, security, garden, swimming pool, gym, cleaning, lift or other shared services.

For an international owner, a well-managed building with a higher level of service can sometimes provide exactly what is needed: the ability to close the door and leave without constantly organising everything yourself.

Compare the costs not only with another apartment, but with the way you intend to use the property.

Test the Garage with Your Own Car

In a city centre, a parking space can be extremely important. The same applies by the sea or on a lake, especially during the high season.

But I would not stop at the words “garage included”.

Check the width of the ramp, height, turning radius, actual dimensions of the space, your car and the route from the garage to the lift.

If the space cannot be used comfortably, its practical value is completely different.

An Apartment in a City, by the Sea and on a Lake Requires Different Criteria

The property type remains the same. The location changes the priorities.

By the sea, walking access to the beach, summer noise, parking, salt, wind and how the building works outside the high season become more important.

An apartment is a property type. Location determines which characteristics matter most.

A Renovated Apartment Does Not Automatically Mean a Technically Verified Apartment

New parquet flooring, a designer kitchen and beautiful bathrooms can create the impression that there is nothing left to check.

I would do the opposite.

The more expensive the renovation, the more important it is to understand exactly what was changed.

Does the existing layout correspond with the documentation? Were walls moved? Were technical systems modified? Is there documentation for the works? What condition are the windows, heating and air conditioning in?

A beautiful renovation shows you how the apartment looks. Due diligence shows you what you are actually buying.

For an International Owner, an Apartment Should Be Easy When You Are Away

This is one of the main advantages of a good apartment compared with a large independent villa.

You can close the door and leave.

But only if the entire building works properly.

I would check whether there is a concierge or caretaker, security, parcel collection, whether a technician can be given access, emergency contacts and whether heating or air conditioning can be controlled remotely.

A storage room, cellar and garage can also be very practical.

For a second home, ease of use can sometimes be a greater luxury than an additional room.

Not All of the Best Apartments Appear Online

A prestigious apartment can sometimes be very easy to identify.

A well-known historic palazzo. A unique terrace. One apartment per floor. A rare view. A large penthouse.

That is why some owners prefer a confidential sale.

If you are looking for a specific building, neighbourhood, floor, terrace, garage or a very rare layout, it is worth considering off-market properties in Italy.

The more precisely your criteria are defined, the more effectively it is possible to work with non-public opportunities as well.

A Good Apartment Should Work Before You Even Open the Door

Imagine an ordinary arrival.

You have returned from the airport. You need to park the car. You have luggage. Then the building entrance. The lift. The apartment.

The next morning you need coffee, groceries and transport.

In the evening you open the windows.

Three days later you leave, and the apartment remains without you for several weeks.

How easily does that entire sequence work?

That is why I would not buy the apartment with the most impressive interior.

I would buy the apartment where the apartment itself, the building and the location work as one system.
