First Decide What “a Home by the Sea” Means to You

Two buyers who tell me “I want a property by the sea in Italy” may actually be looking for completely different homes.

One wants to leave the house with a towel and be on the beach within a few minutes. Another wants a panoramic view, a large garden and privacy, even if reaching the sea requires a car. A third is looking for an apartment in a seaside town where they can walk to restaurants, shops and the promenade. And a fourth wants a genuine villa directly by the water.

So before choosing a region, I would first ask: “How exactly do I want to use the sea?”

When someone searches for a home by the sea from abroad, the view in the photographs can very quickly become the main criterion. But after many years working in Liguria, Sardinia and Tuscany, I look at something else first: can you walk to the sea, how easy is it to arrive, do you need a car every day, what happens in the area outside August and how comfortable is the home to use regularly rather than just for one beautiful weekend.

Sea View, Proximity to the Beach and Waterfront Are Not Synonyms

A sea view means that you can see the water, but the house may be high on a hillside.

Proximity to the beach means a short physical distance, but the route may involve a road, steps or a significant difference in elevation.

Walking access needs to be tested with your own feet.

And waterfront or a position directly by the water is another category altogether, where the relationship with the coastline becomes one of the property's defining characteristics.

Do not let the phrase “by the sea” make the decision for you. Ask for the exact distance, look at the difference in elevation and walk the real route from the front door to the water.

Liguria: A View Often Means Elevation

In Liguria, the sea and the hills are extremely close to each other. This is exactly what creates the spectacular panoramas.

But a home with a strong sea view may also come with a narrow road, steps, a terraced garden, more difficult parking and greater dependence on a car.

So here I would ask not only “How many metres is it from the sea?”, but also “How much effort does it take to get there?”

Sardinia: The Sea Can Be a Central Part of the Property Itself

In Sardinia, buyers' requirements are often more closely connected with the beach, outdoor living, privacy, wind and direct contact with the water.

But I would not choose Sardinia only for the colour of the sea.

I would check orientation, wind, distance from the airport, the route to the beach, privacy, the seasonality of the specific location and who will manage the property while you are away.

For a second home, these characteristics can sometimes matter more than an additional 50 m² of interior space.

Tuscany: Not Every Beautiful Seaside Villa Needs to Look Directly at the Sea

Tuscany follows a different logic.

In Forte dei Marmi, a key advantage may not be the sea view at all, but the ability to reach the beach easily, live on flat terrain and use a bicycle.

In Punta Ala, Castiglioncello or Monte Argentario, the structure is different: panoramic villas, large plots of land and properties directly by the water become more relevant.

Do not apply the same requirements for a home by the sea across the whole of Italy: a premium characteristic in one region may be secondary in another.

Seaside Villa or Apartment in a Coastal Town?

Not every buyer needs a villa.

If you want to walk everywhere, avoid managing a garden, have restaurants and shops nearby, visit for short periods and minimise property management, a good apartment may work better.

If your priorities are privacy, a garden, swimming pool, guest rooms and several outdoor areas for a large family, a villa becomes the more logical choice.

For me, luxury does not automatically mean more square metres. Sometimes luxury is being able to arrive on Friday evening and not touch the car until Sunday.

If the Beach Is the Main Reason for Buying, Test the Route to It

I would not buy a property by the sea without one very simple test.

Take a towel, leave the house and walk to the beach exactly as you would after buying.

How long does it really take? Is there a pavement? Steps? A road? A steep gradient? How easy is it to walk back during the hottest part of the day? And what if you have children, a dog or elderly parents with you?

The phrase “only a few minutes from the beach” means something only after you have walked those few minutes yourself.

Don't Evaluate the Sea Only in August

Seaside destinations can change dramatically throughout the year.

So first decide when you will actually use the home: only in July and August, on weekends in spring and autumn, for several months a year or eventually as a permanent residence.

If you visit frequently or outside the high season, shops, restaurants, transport, airport access, parking, heating, winter sunlight and how easy it is to open and close the house become much more important.

A home by the sea and a purely summer home are not always the same type of property.

Privacy and Waterfront Position Can Sometimes Conflict

Being as close as possible to the water does not always mean having maximum privacy.

A waterfront apartment may face a busy promenade. A villa may have the sea directly in front of it, but boats may pass nearby. And a house positioned slightly higher can sometimes provide considerably more seclusion.

So I would always ask: what matters more to me — direct contact with the sea or a sense of isolation?

Do not assume you will automatically get both.

For an International Owner, Logistics Are Part of a Seaside Property

If you live abroad, being close to the sea is not enough. You also need to be able to reach the property easily.

I would check the entire door-to-door journey: airport or railway station, the road, the final kilometres, parking, whether you can arrive easily late in the evening and how much usable time actually remains after arrival.

If you spend three months by the sea, an extra hour on the road may hardly matter. If you fly in for three days, it can change the entire experience.

That is why two equally beautiful coastal locations can have completely different value for a particular family.

A Second Home by the Sea Should Also Be Evaluated When You Are Not There

The swimming pool, garden, salt in the air, wind, air conditioning, outdoor furniture, security and preparing the house for your arrival all continue to exist when you have gone home.

So a large seaside villa requires not only a purchase budget, but also a management system.

Before buying, establish who will have the keys, who will check the property regularly, who will look after the garden and pool, who will respond after bad weather and who will prepare the house before you arrive.

For some international buyers, this is precisely why an apartment or managed residence can offer more freedom than a large independent villa.

The Most Interesting Home by the Sea May Not Be on a Property Portal at All

In the prestigious coastal segment, confidentiality often has particular importance.

Sometimes a photograph of the pool, terrace, view or shape of the coastline is enough for the local market to identify the property immediately.

That is why a specific search should also consider off-market properties in Italy.

Especially if you are looking for a particular bay, direct access to the sea, a large garden, walking distance to the beach, a garage, complete privacy or a very rare combination of these characteristics.

How easy is the property to use?

That is what separates a beautiful home by the sea from one you will want to use for years.
