We are an international real estate agency, or rather an agency that deals with prestigious properties in Italy, offering them for sale to international clients
We use the web to get in touch with Italian sellers and, above all, with thousands of potential foreign buyers.
But we're not just a virtual agency.
We know very well that the direct relationship is very important, especially for those who are not very familiar with modern technologies. For this reason we have an office in the very center of Milan
, the city that in recent years let our international real estate agency begin and then grow.
The fact that Milan is our reference point does not mean, however, that we limit ourselves to dealing exclusively with properties in Milan itself; as matter of fact, our range of action is much wider and includes: Lombardy, Liguria, Tuscany, Sardinia

1. Our range of action
We are able to sell properties that are located in every corner of Italy, but knowing how to sell also implies a thorough knowledge of the area.
Since we deal with you foreign customer, it is logical that you, before buying, ask questions of any kind about the place where the property is located.
You want to know the characteristics of the climate, life quality you should expect, the services available in the area (banks, shops, shopping malls, restaurants), the events that are held, the possibility of finding staff available at take care of the property during periods of absence and there are also questions regarding safety (incidence of theft, vandalism).
This led us to specialize in real estate sales in the regions and areas that we know personally, because we bought a house there, we live permanently or spend our holiday periods: Milan and its lakes (Como, Garda, Maggiore), Liguria, Sardinia and Tuscany.
2. We speak English, Italian, Ukrainian and Russian
To communicate with you foreign investor, it is necessary to know the languages. Obviously!
For this reason we have carefully selected our staff and today our team is composed exclusively of people who, in addition to Italian, speak and write in English, Ukrainian and Russian with competence similar to those who are native speakers.
Thanks to the great linguistic preparation of our staff, we are able to manage telephone communications and correspondence with you perfectly.

3. Our office in the center of Milan
An international real estate agency must be present on the web. This is obvious. But the web alone is not enough.
What is needed, beyond virtual contacts, is also personal contact. This is why, we will be glad to meet you in our office in piazza Duomo (precisely via Giuseppe Mengoni 4), if you will be in the centre of Milan.
Duomo is a strategic location.
In fact, we are in the historic center, where tourists are attracted by the windows, which in our case display images of prestigious properties.

There are not only the linguistic difficulties (difficulties that we have safely overcome by equipping ourselves with international personnel), but there are also problems concerning distance, mentality and different legislation regarding the buying and selling of real estate.

5. Due diligence: a must
When an international customer decides to buy a home in Italy, he wants to do it NOW!
And this means that we, international real estate agency, cannot resist the possibility of collecting an irrevocable purchase proposal, usually valid for 7 days
Therefore, the seller has little time to evaluate the proposal.
This is why:
when we publish an ad, we want to be sure that the property is salable immediately!
What can often extend the time of a sale is the incompleteness of the documentation regarding the property.
The regulations currently in force provide that a rather substantial documentation is required to enter into a real estate sale contract.
The acts that prove that the seller is the legal owner of the property are not enough, the certificates of urban and cadastral compliance and the energy certification are also required.
At this point it is clear that a real estate agency, especially if international, has the duty to verify that the documentation is complete.
6. How to sell a property abroad
When we offer a prestigious property for sale, we establish its index of interest
. It is a matter of filling a form in which we insert all the parameters to be taken into consideration.
There are over 50 parameters
that we are going to analyze and not only concerning the state of the building, but also its location, the type of neighborhood, convenience to services, etc.
Thanks to the index of interest, the seller can therefore immediately know what are the chances of being able to sell quickly and what are the critical issues concerning the property.
